Village Gardens, a walkable, mixed-use, traditionally-designed
neighborhood, has recently been planned for a 300 acre site just south of
Lincoln, Nebraska.

300-acre parcel of land that extends from the southeast corner of 56th
Street and Pine Lake Road to the northwest corner of 70th and Yankee Hill

What
is a Traditional Neighborhood Development (TND)?
A Traditional Neighborhood Development combines the best community
planning practices of past and present. The New Urbanism movement
rediscovered and applied the design principles and techniques of Traditional
Neighborhood Developments (TNDs) by integrating the best of early 20th
century neighborhood design with modern amenities and conveniences. Nearly
400 TNDs are under construction across the country today.

The primary values that will guide the development of Village Gardens are a

the traditional values and characteristics of classic Lincoln, Village

What is the connection between Village Gardens, Thompson Creek, and Big
Thompson Creek?
Thompson Creek and Big Thompson Creek are located within the same
one-mile section as Village Gardens. Both Thompson Creek and Big Thompson
Creek, developed by others in Lincoln, are not directly related to the
Village Gardens project. There are, however, various connection points
between these developments and the Village Gardens neighborhood including a
secondary bike trail, Blanchard Boulevard and Thompson Creek Boulevard.
How many people will live in Thompson Creek and Big Thompson Creek?
Approximately 350 homes will be included in each development, for a
total of 700 households. There will be approximately 800 homes in Village
Gardens and a total of approximately 1000 dwelling units including the
Secondary Living Units.
What type of architecture can I expect to see in Village Gardens?
Village Gardens has been inspired by Lincoln’s historic neighborhoods
that were constructed between 1880 and 1940. By incorporating the scale,
setback, rhythm, and various materials, textures, and details of Lincoln’s
most desirable older neighborhoods, the Village Gardens team is creating a
neighborhood that captures the traditional charm of Lincoln while
establishing innovative approaches for new developments in our community.

Village Gardens is proud to offer a diverse and innovative array of
residential choices. From intimate Cottage Houses and Rowhouses, to elegant
Manor Homes, to trendy Marketplace at Village Gardens lofts, there are home styles to suit a
wide variety of living preferences and family sizes.

or through a Village Gardens builder.
Can I design my own home?
We encourage all individuals to review the Village Gardens Library of plans
before making the decision to design their own home. Our architectural team
has created a library filled with diverse styles and plans. If these plans
do not meet an individual’s need, they are welcome to custom design their
homes for Village Gardens. Custom-home plans, or Village Gardens plans that
have had exterior revisions, must be reviewed and approved by the Village
Gardens Architectural Review Committee. Lot owners creating a custom or revised
plan can obtain a copy of the Architectural and Design Standards at the
Village Gardens information center. Village Gardens encourages individuals to
utilize the Village Gardens architectural team in the design of a custom
home in order to take advantage of their depth of knowledge of the Village
Gardens Architectural Guidelines.

Will there be single-story homes in Village Gardens?
There will be a large variety of home types available. Based on the lot
grade and orientation of the lot, the Village Gardens architectural team
strives to offer one-story house options.
What sizes of lots are available?
Lot sizes will range from a minimum of 18 feet by 120 feet for Rowhouses, up
to 100 feet by 150 feet for Manor Homes.

Single-family homes will range from 800 to 6000 square feet (or larger).
Multi-family housing will be available from 925 to 1,800 square feet.

How will lots be priced?
Lots are priced based on the location and type of lot. Each lot will
also include:
- Landscape Credit – to be used at Campbell’s Nursery to provide a starting
point for the beautification of the outside of your home.
- Architect Fee – to be used for individuals to select a plan within the
Village Gardens Library of Plans or as an architectural review board fee for
custom-designed homes.
When will lots be available for purchase?
Original addition and 1st addition lots are currently available for reservation through
local builders and
the Village Gardens Information Center.
When will construction begin?
Residential construction has begun!
When will homes be available in Phase II?
Homes in Phase II will be available based on the demand in Phase I. Please

Yes, Campbell’s Nursery will remain open as an anchor retail location in the
Marketplace at Village Gardens.
Will the Campbell’s family homes remain?
The Campbell’s family homes will remain in Village Gardens.
What builders are involved in Village Gardens?
The Village Gardens team has selected a group of builders who understand and
support the objectives of Village Gardens. Builders who have a proven track
record of providing top-quality, reliable construction services have been
selected for the Village Gardens team.
Is there a Village Garden association or neighborhood organization?
The Village Gardens Home Owners’ Association is established.
The Association assumes responsibility for maintaining the
neighborhood based on established policies. Prior to the completion of all
homes and commercial properties Village Gardens Development Company LLC will continue to oversee
all aspects of Village Gardens development and maintenance.
What are the monthly Neighborhood association fees?
Monthly association fees have been determined for all home types in Village
Gardens to cover the cost of maintenance costs and other necessities of the
neighborhood. For the Townhome and Rowhouse homes, in addition to the
Village Gardens association, there will also be a separate association
created for lawn maintenance, etc.

What are the landscaping requirements for individual residences?
Guidelines for residential landscaping are in the
Village Gardens
Architectural Standards. Each lot purchase includes a
Campbell’s Nursery landscaping credit which homeowners can use to begin the
process of creative attractive outdoor spaces.
What schools will service Village Gardens?
Village Gardens is in the Lincoln Public Schools district. Presently, the
area is serviced by Zeman elementary school, Pound Middle School and Lincoln
Southeast High School. These schools are subject to change with development
within the area.
Will there be a school in the neighborhood?
Lincoln Public Schools owns a 20-acre site on the west edge of the Village
Gardens neighborhood and plans to build an elementary school on the site
when the funds are available and the surrounding population reaches target
levels. The school will face east with the main entrance on Blanchard Blvd.

Will the diversity of home sizes affect the appraisal of my home?
The other TND projects across the country that have been in existence for at
least five years, have not seen any negative effects on appraisals. Projects
have instead seen an increase in value of homes as well as great resale
opportunities.
Can a builder purchase two lots and build a larger house on both lots?
The homes built in Village Gardens must fit the scale and overall design
principles in the neighborhood. If the house meets the criteria set forth
for the lots described in the Development Standards that is equivalent to the
newly created lot and fits the principles defined in the Architectural
Standards, this concept may be allowed.
