Home Owners' Association The Village Gardens Home Owners’ Association was established in 2006. The Association is responsible for maintaining the neighborhood based on established policies. The Association meets on an annual basis, typically in October of each year. 2008 Village Gardens Homeowners Association DuesThe Village Gardens Homeowners' Assocication collects dues which are then used to maintain the common areas of the neighborhood. The Rowhouses and Townhouses will eventually have a sub-association to regulate the higher maintenance needs of their area. The Village Gardens Homeowners Association covers numerous expenses that benefit the entire community, including the maintenance of common areas, public ponds, alleys, alley snow removal, et cetera. The rates listed below are valid through December 31, 2008. Dues will be collected at the closing of each lot prorated on a monthly basis. Dues are subject to change as the neighborhood progresses. NOTE: The information provided below regarding the inclusion and exclusion of items in the dues is provided for example purposes only. This list is not deemed final. Please refer to the Village Gardens Covenants for more detailed information. Rowhouse & Townhouse (Lots A & B) - $100/month or $1200/year o Includes all benefits of Single-family home association in addition to but not limited to mowing, turf maintenance, snow removal of sidewalks and driveways, garbage pickup etc. o Does not include sprinkler system, exterior maintenance or sidewalk/driveway repair, etc. Single-Family Home (Lots C, D & E) - $500/year o Includes but is not limited to alley snow removal, seasonal color change, landscaping of public areas, common area mowing, public trash receptacle emptying, hardscape amenity maintenance, water feature maintenance & repair, pond & dam maintenance for public ponds, alley maintenance, tree maintenance, playground maintenance etc. o Does not include snow removal of public streets, sidewalks and driveways, garbage pickup, mowing or sprinklers. o Note additional fees below for homes on a private pond Single-Family Home (Lots C, D & E) on Private Ponds - $250/year additional o Includes Original Addition Block 4 Lots 2, 3, 4, 5, 6 and 7 on Private Pond o Covers pond and dam maintenance for private pond Mansion-plexes (Type F) - $750/year for a 4-plex, $1000/year for 6-plex, $1250/year for 8-plex o Same as Single-family home above.
